First Choice Estates are an expanding firm of Estate and Letting Agents with offices located in Forest Hall, Newcastle and Ryton, Gateshead. With over 40 years worth of experience in each office.

Service includes the following:-

Arrange any Energy Performance Certificate if applicable. (£65 incl. VAT)
* All advertising of your property to potential tenants.
* Sourcing suitable and reliable tenants for your property.
* Accompanying all potential tenants to view the property.
* Obtaining references and credit checks on all potential tenants through an independent referencing company called Van Mildert.
* Should the tenant fail the referencing due to a shortfall in salary they will be given the opportunity to provide a suitable guarantor.
* Providing you with information on current safety regulations i.e. Gas Safety Certificate and Electrical Certificate if applicable.
* Preparing full Leases and Section 21 document and Standing Order Mandate to both Landlord and tenant, agent also retaining copy.
* Collecting initial monies including the damage deposit, which is held by The Deposit Protection Service which is a Government Scheme.

Full Managed Service includes the following:

* Arrange any Energy Performance Certificate if applicable. (£65 incl. VAT)
* All advertising of your property to potential tenants.
* Sourcing suitable and reliable tenants for your property.
* Accompanying all potential tenants to view the property.
* Obtaining references and credit checks on all potential tenants through an independent referencing company called Van Mildert.
* Should the tenant fail the referencing due to a shortfall in salary they will be given the opportunity to provide a suitable guarantor.
* Providing you with information on current safety regulations i.e. Gas Safety Certificate and Electrical Certificate if applicable.
* Preparation of a full inventory as to the state and condition of the property prior to tenant occupancy.
* Preparing full Leases and Section 21 document and Standing Order Mandate to both Landlord and tenant, agent also retaining copy.
